Zürich, Grossmünsterplatz 7 / Laternengasse 5

This residential and commercial property at Grossmünsterplatz 7/Laternengasse 5, which matches the Swiss Central City Real Estate Fund’s investment profile, is a listed property dating back to 1858, situated in a prime location in the middle of Zurich’s old town.

The interiors have been carefully rejuvenated as part of the renovation of the whole building. In keeping with the Swiss Central City Real Estate Fund’s sustainability strategy, the shell and the historically important sandstone façade have been preserved, and the use of grey energy has been reduced while still using the existing building fabric. Only the windows are to be replaced by the end of the first quarter of 2024 in the interest of energy efficiency and comfort.

The previous, fossil fuel–based heating system has been replaced with an air-water heat pump in order to increase the proportion of renewable energy in the portfolio. A new building management system also enables the efficient use of waste heat recovered from the cooling systems. Care was taken to plan high-quality and inclusive living spaces in the interest of sustainable urban development. The measures were planned and implemented in close consultation with tenants and the authorities.

Zürich, Luisenstrasse 40

The conversion of the property at Luisenstrasse 40, situated in a central location in Zurich’s District 5, into 20 small apartments with hospitality premises on the ground floor, was completed in the second quarter of 2023.

A clever floor plan meant that the number of units could be doubled to meet demand for concentrated, urban living space in a central location. The shell of the property, including its wooden supporting beams, was preserved, and only the windows were replaced. The attic space was insulated and converted into a living space. The fossil fuel–based heating system was replaced with a local heating network. The property is in the territory of the local heating network with the procurement of natural gas/biogas, putting it in one of the City of Zurich’s future new district heating areas. The property will be connected to the city’s future district heating network as soon as the area has been developed.
